Design Revisions Increase Academic Complex Square Footage
The original construction authorization for McIntires new academic complex included renovating the 23,000-square-foot Rouss Hall and a 115,000-square-foot building addition. The current plans increase the size of the complex by approximately 10,000 square feet, primarily because of the two shared Lawn classrooms that were not included in the original program, additional student reception and lounge space, and an increase in mechanical support spaces.

State Design Approval
The project was approved by state agencies, including the Assistant State Building Office for code compliance and the Art & Architectural Review Board for architectural design.

Value Engineering Process Completed
The project team of Hartman-Cox Architects and consultants, U.Va. Facilities Planning and Construction, and McIntire representatives participated in a four-month value engineering process from mid-September 2003 to early January 2004. The process ensured that the building complies with the original program, that the materials and design are in keeping with the original program intent, and that the structure and all systems are the best value over the building life cycle.

Subcontractors to Bid
The first in a series of request-for-qualifications packages was released to shoring, utility, and excavation subcontractors. A short list of subcontractors was developed from those responding to the packages. They will be invited to submit a bid based on the latest set of plans and specifications. The ongoing subcontractor procurement phase is subject to a number of conditions currently being resolved, including the relocation of Varsity Hall, preparation of swing space for the current Rouss Hall occupants, and meeting our fundraising goals.

Groundbreaking Scheduled
The project is scheduled to break ground in June 2004, but this goal is subject to the conditions listed above.
